How the mortgage analyzer works
Principal and interest use the standard fixed-rate formula, where P is the loan amount, r is the monthly rate (annual rate divided by 12) and n is the number of monthly payments.
M = P × r ÷ (1 − (1 + r)^−n)
Property tax and insurance are your yearly amounts divided by 12. When your down payment or equity is under 20%, mortgage insurance is added as a yearly percentage of the loan. For condos, co-ops and PUDs, monthly association dues are added too. Lender fees are not included, so your lender's quote may be higher.
For an adjustable-rate mortgage (ARM), the first payment uses the starting rate. After the fixed period, we recalculate the payment on the remaining balance at the rate you enter and assume it stays there. Real ARMs can adjust every year within periodic and lifetime caps, so ask your lender for the exact terms. If you enter your caps, we show the payment range they imply.
A second mortgage is added on top of your first. A HELOAN is a fixed loan with a set payment. A HELOC is a line of credit: during the draw period you pay interest only on what you have drawn, then the balance is repaid over the repayment period. Lenders often qualify a HELOC on the full credit line at a qualifying rate, so enter that rate separately. Combined loan-to-value (CLTV) adds both loans, using the full HELOC limit, and compares them with the home's value.
Further down the page, you can view a year-by-year amortization schedule and compare the cost of buying with renting over time.
For a refinance, a rate-and-term loan replaces your current balance. A cash-out loan adds the cash you take to that balance. Delayed financing is for a home you bought with cash and now want to borrow against.
Renting vs. buying
See how the cost of this purchase compares with renting over time.
- Total rent paid$0
- Net cost of buying, after equity and appreciation$0
How this is worked out: Renting adds up what you'd pay in rent, going up a little each year by the rate you set. Buying adds up your monthly payments, then subtracts the part that pays down your loan and any rise in the home's value, since that money isn't really a cost — it's yours.
This does not include your down payment, closing costs, maintenance, selling costs, or what you could earn investing the money instead. Taxes, insurance and your payment are assumed to stay level except for the rent growth rate you enter.

From the founder
I started Voklogik to close the gap between you and a decision on your mortgage.
In my years in underwriting, I saw how information got lost as a file moved from sales to operations, and especially to underwriting. Details that mattered were missed or arrived late, and clients paid for it in time and stress.
Voklogik closes that gap by giving you a clear view of what operations might be looking at when they review your file, before you apply.
